What a drywall repair costs

The patch is the easy part
Filling a hole is not the job. Making the repair vanish is the job, and that is a texture problem, not a filling problem.
A repair gets taped, coated and feathered out wider than most people expect. Then the texture around it has to be matched before anything gets primed. Skip that step and you get a smooth island sitting in a textured wall, which catches the light and reads worse than the damage did. On a ceiling it is more obvious again, because ceilings take raking light all day.

When the damage means something else
Some drywall damage is a symptom. Worth knowing before you pay to cover it up.
- Water staining that keeps coming back. The leak is still live. Patching over it buries the problem and you pay twice.
- Cracks that run diagonally from a door or window corner. That is movement, not surface damage. It returns through the new paint unless it is opened and properly re-taped.
- Cracks in lath and plaster, not drywall. Common in pre-war homes around Pasadena and San Gabriel. Different material, different repair. See interior painting.
- Soft or crumbling board. Coating over compromised gypsum does not hold. The section has to come out.
Any of these gets raised at the walkthrough rather than found halfway through.
Pre-1978 homes
Sanding a painted surface in a home built before 1978 falls under the EPA renovation, repair and painting rule, which requires containment and HEPA cleanup by a certified contractor. Drywall and plaster repair is sanding work, so it is covered. Ivan’s is licensed under CSLB #1095819. Verify any California contractor at cslb.ca.gov before work starts.

Our Work
Ceiling repairs, taped and contained
Ceiling drywall is the hard version. Every coat works against gravity and there is nowhere for a mismatch to hide.

Containment is the part homeowners notice. Drywall sanding puts fine dust into every room it can reach, so walls, floors and openings get sealed before any of it starts.
