Popcorn removal is priced by ceiling area, not floor area, and by what the test comes back with. These are the ranges we quote across the San Gabriel Valley.

Test before you scrape. Every time.

This is the part that matters more than price.

Popcorn texture was standard on California ceilings from the 1950s through to the early 1980s. Asbestos was a common ingredient in that texture. The federal ban on asbestos in patching compounds landed in 1977, but existing stock kept getting sprayed for years after that. A 1979 build is suspect. So is a 1982 one.

Undisturbed, an asbestos ceiling sits there and does nothing. Scraped dry by someone who did not test, it becomes airborne fibre through the whole house. That is the actual risk, and it is entirely avoidable.

Our process on any home built before the mid-1980s:

• We sample and test first. A lab-analyzed sample from the ceiling before anything is touched. No guessing from the look of it, because you cannot tell by looking.
• Negative result. We proceed with standard removal. Floors and walls masked, ceiling wetted down, scraped, skim coated smooth, primed and painted.
• Positive result. Removal is done under full containment by a Cal/OSHA-certified abatement crew, with the work area sealed and negative air pressure maintained throughout. Once it is cleared, we come back in and finish the ceiling.

The abatement tier costs roughly double. It is not upselling. It is the difference between a legal removal and contaminating your home.

What actually drives the price

• Asbestos, yes or no. The single biggest line item. Nothing else comes close.
• Whether the ceiling was ever painted. Painted popcorn does not absorb water, so it will not soften and scrape cleanly. It has to come off dry or be skimmed over instead. Both cost more.
• Ceiling height. Standard eight foot ceilings are quick. Vaulted and two-story entries need staging.
• Condition of the drywall underneath. Popcorn hides a lot. Old water stains, bad tape joints and previous patches all surface once the texture is off, and they need fixing before finish coat.
• Occupied versus empty. An empty house is faster and cheaper than one where we are protecting furniture and working room by room.

Removal, or skim over the top?

There is a second option people rarely get told about. Instead of scraping, the popcorn is encapsulated and skim coated over with joint compound to a smooth finish.

It makes sense in two situations. When the ceiling tests positive for asbestos and you would rather seal it than pay for abatement, since encapsulation leaves the material undisturbed. And when the popcorn has been painted, which makes scraping slow and messy anyway.

It costs less than abatement and more than a straightforward scrape. The tradeoff is that the material stays up there, so it has to be dealt with properly by whoever renovates next. We will tell you honestly which way we would go on your ceiling.

What a complete popcorn removal quote includes

Ask any bidder to itemize these six things. If a quote is missing them, it is not comparable to one that has them.

• Asbestos sampling and lab testing, listed as its own line
• Full masking of floors, walls, fixtures and doorways
• Scraping and debris removal and disposal
• Skim coat to a smooth finish, sanded
• Primer, sealing any water staining that turns up
• Two finish coats of ceiling paint

A quote that skips the skim coat leaves you with a rough, gouged ceiling that looks worse than the popcorn did. That is the most common shortcut in this trade.

Why LA County quotes run higher than online calculators

National cost calculators put popcorn removal at a dollar or two per square foot. LA-area labor runs $60 to $90 an hour, roughly 30% to 50% above national averages, and the pre-1980 housing stock here means testing is standard rather than optional. Both push real quotes above what the calculators say. Any bid that matches a national average in this market is missing something.
