Pasadena is overwhelmingly pre-war. San Gabriel isn't — it's layered, and a quote that treats every house the same is a quote that misses something.
- 1920s period revival, near the Mission. The blocks around Mission San Gabriel Arcángel — founded in 1771, with the Mission Playhouse added in 1927 — hold some of the city's oldest housing. The Mission-Nostrand-Domingo area is an intact 1920s subdivision of period-revival residences under a camphor tree allee. Wood trim, original windows and stucco of that age all need real prep, not a fresh coat over failing paint.
- Spanish Colonial Revival. Common through north San Gabriel. Smooth and sand-float stucco, arched openings, exposed rafter tails and decorative tile. The stucco is the whole job here: crack repair and texture matching have to be right or every patch reads through the finish coat.
- Post-war ranch. Long, low elevations with wide fascia, big eaves and mixed substrate — stucco walls with wood or composite trim. Two different materials means two different prep and coating approaches on the same house.
