How Does Commercial Painting Work Around an Operating Business?
Commercial painting is scheduled around your operating hours, not ours. Most LA County jobs run nights, weekends or in phased zones so the space stays usable throughout. We work on offices, apartment complexes, factories and libraries across the San Gabriel Valley. The variable that decides cost and duration is rarely the paint. It is access, and how much of the building has to stay open while we are in it.

Working in an occupied space
The paint is the easy part. Not disrupting the business is the job.
- Phased zones. The building gets split into sections so only one is out of use at a time. Staff and residents keep working and living around the work instead of leaving.
- Containment and daily reset. Work areas are masked and sealed, and every zone is cleaned and put back at the end of each shift. Nobody arrives to drop cloths and taped-off doorways in the morning.
- Low-VOC and low-odor coatings. Standard on anything occupied. It is the difference between a space being usable the next morning and staff complaining about fumes for three days.
- Access and keys handled properly. Alarm codes, badge access, after-hours entry and lockup all agreed in writing before the first day.
- Insurance and licensing verified up front. Property managers need certificates on file. Ours go over before we start, not after somebody asks.
Apartment complexes have their own rules
Multi-family is the most logistics-heavy commercial work in LA County, and the reason is people rather than paint.
Residents need notice before their building or walkway is touched. Parking has to be sequenced so nobody is blocked in. Balconies, stairwells and railings are shared surfaces with real liability if they are wet and unmarked. On anything built before 1978, federal lead-safe (EPA RRP) requirements apply to the prep, the same as they do on a single family home.

What a complete commercial quote should include
Commercial bids vary more than residential ones, and it is almost never the paint that explains the gap. Ask every bidder to itemize these.
- Surface prep by substrate, listed separately for drywall, stucco, metal and wood
- Primer, and how many finish coats
- Exactly which surfaces are in scope, including ceilings, doors, frames and railings
- Scheduling assumptions, meaning which work is after hours and which is not
- Phasing plan and how many zones the building is split into
- Certificate of insurance, CSLB license number and workers comp coverage
- Warranty terms in writing
A bid that assumes daytime access will always look cheaper than one priced for night work. Make sure you are comparing the same schedule before comparing the numbers.
What commercial painting costs
Commercial work is quoted per project rather than per square foot, because the schedule drives the price more than the area does. The same 10,000 sq ft of wall costs materially more painted over three weekends than painted straight through in an empty building.
