Three substrates, three approaches

• 1920s lath-and-plaster — common in the Mission District blocks and the period-revival subdivisions. Hairline cracks come back through paint unless the crack is opened, taped and skimmed properly. Filling alone buys you one season.
• Mid-century drywall — post-war ranch interiors, often with textured ceilings and original woodwork. Straightforward to paint well, but old texture needs assessment before coating: some of it releases when wet.
• Rebuild and remodel finishes — San Gabriel's teardown-and-rebuild wave means plenty of newer level-4 and level-5 drywall. Smooth walls are unforgiving; roller nap, lighting and cut lines all show, so these get finished differently from a textured 1950s wall.
